This past Monday I inspected a very nice home with a full basement, full length front porch / veranda etc, built in 2000. I commented in my report that it was of modular construction. The buyer didn't know nor did the realtor. It raised a disclosure question, will it effect a loan, will it reflect a future resale value? Should I have not mentioned the modular construction?
My client needed to know. This time the home is of 2 x 6 and 2 x 4 construction, quality through out, electrical, plumbing, furnace, doors and windows etc. Better than some stick built homes I inspect. My client now knows that also, the house stands on it's own merits as well it should.
